ZoningCheck

Put citizens in the driver’s seat on the road to site selection and zoning clearance.

You know the occupancy classification and land use code to open your city’s next hot restaurant. The entrepreneur who wants to open that business doesn’t.

But with OpenCounter’s ZoningCheck, applicants can easily see where their project is allowed. And they can do it in seconds. That means far fewer calls, emails, and in-person inquiries for City Hall to manage and economic growth for your city.

Intelligent Land Use Search

Intelligent Land Use Search

Take the jargon out of zoning. OpenCounter’s use code search lets applicants enter simple terms — like “yoga studio” — and see a list of matching land use codes. And if the right option isn’t there, they can browse the entire list of use codes and make the correct selection for their project.

Intuitive Zoning Maps

A tailored interactive zoning map allows applicants to know where in your city their project is allowed. Plus, we precalculate the zoning clearance for every parcel in your city against every possible use. So as applicants answer a series of use-specific questions, OpenCounter’s zoning map updates every parcel’s status in real-time.

Comprehensive ArcGIS Integration

Comprehensive ArcGIS Integration

Your zoning maps need to be up-to-date on every date. Our technology pulls zone, district, and overlay geometry from your city’s Esri ArcGIS REST API. So any time your team makes a change in ArcGIS, the new data makes its way to ZoningCheck™ — quickly and seamlessly.

Detailed Summary Pages

Once applicants enter their project details and select their parcel, they land on a downloadable summary page that includes everything from zoning district to development standards to the parcel ID. That means they’re ready to have an informed discussion about their project when they arrive at City Hall.

Free up staff time by streamlining zoning verification

By adding the ZoningCheck™ Zoning Verification Module, OpenCounter provides staff with project-specific details from the applicant session for review. Details include proposed land use, base zoning, links to relevant code sections, and any applicable overlays. This speeds up the review cycle and allows planners to process more zoning verification applications with less work involved.

Questions? We’ve got answers

Absolutely. We've designed OpenCounter's ZoningCheck™ to make it easy for anyone — constituents and city staff alike — to navigate zoning clearances and site selection. Planners can take control of their efficiency and time management by confirming zoning clearances in seconds — not the minutes or hours it would take via manual lookup.

We are! OpenCounter will perform 99 percent of the work involved in configuration and implementation. All we need is for your team to provide us with your data (ArcGIS shapefiles, permit catalog, overlay districts, and more) and lend a hand in the final stages of testing and quality assurance.

Project time frames depend on the scale of implementation. We can deliver a single customized portal in fewer than two months, whereas a suite of portals will take between three and six months to deliver. (But remember, our white-glove service means we do all of the heavy lifting!)
